About me

My name is Daniel Berlinski, and I work in Real Estate in Dubai. I have over 5 years experience in Real Estate Operations working for the biggest landlords and developers in the United Kingdom. My area of expertise is Asset and Portfolio Management, overseeing over £10M annual budgets, ensuring profitability of the residential portfolio.  

Now, I am here to help you shape your residential portfolio in the Middle East with access to the number of investment opportunities across Dubai, stretching from land and portfolio acquisitions, to single dwelling investments.

The Process

First-Time Clients

Working with exclusive investors requires time on both sides. My process is in place to ensure we both understand the direction of your wealth creation, and a good relationship. 

These allow us to build a strong rapport and trust, which are key to achieving success. 

Throughout the entire process, you will be able to contact me directly on my personal phone either via WhatsApp or Call.

Benefits of exclusive clients

Consultation Call

The first protocol is the consultation call to discuss your current portfolio, available funds, and desired investment strategy. Thinking of buying your home? This call is also important for us to establish your criteria and timelines.

Putting finances in order

Whether you are a local investor or if you are investing from afar, we need to ensure that your funds are available if you’re a cash buyer. In case of mortgage purchases, we need to ensure your pre-approval is underwritten by a bank. 

Catch up Calls

Once your finances are in order, we schedule a catch up calls during which we start looking at various available dwellings currently on the market. For investments, we will look at potential cashflows related to each discussed listing, and for home purchase, we will solidify your criteria.

Viewings

I don’t like to drag clients to every viewing, it is just not time efficient for busy people like you. I always aim to view a number of properties, video record them, and present it to clients. Whilst investors more often than not look solely on numbers, 2nd viewings can be arranged so you can make a decision after seeing a dwelling. For home purchases, I always advise clients to view any property they plan on putting an offer on. 

Offer Accepted

Once your offer was accepted, we will proceed with the purchasing process. All of our purchases are subject to a fee at the cost of buyer; conveyancing is in place to assist you every step of the way until the Title Deed is transferred over to your name. 

Residential Investment Strategies

Do you have a strategy already that you follow? That’s perfect, we can discuss changing a strategy on your assets to see if they become more profitable. Not sure which strategy to choose? I’m happy to discuss with you each of them in detail.

Single Lets

This is the most popular investment strategy across the globe, which means renting a dwelling under one Tenancy Agreement on long-term basis, usually for a year. This offers a great security as rental income is almost guaranteed, and if managed correctly, void periods can be close to 0.

Holiday Lets

AirBnb is taking over the world, and landlords understand they can charge premium rents on short-term rentals. This is extremely popular in big cities or holiday destinations… And what a better place to invest in Holiday Lets than Dubai? The city of the year-round summer

Co-Living

This is probably one of the most untouched strategies in Dubai, which is a surprise to me. Co-Living, also known as HMOs in the UK, enables landlords to rent at premium rents as well if property is rented per rooms. There are a few technicalities to consider when following this strategy in Dubai, but I’m more than happy to discuss this on a call.

Flipping

House flipping is another great way to benefit investors. Dubai, despite being a brand new City, has a lot of flipping potential. This is in particular true in older communities, such as Emirates Living, Jumeirah Golf Estates, or even Palm Jumeirah. These are extremely desired living destinations with significantly dated stock.
